Facilities Maintenance Tech

.  Basic Function:

The Facilities Maintenance Technician will ensure both buildings and manufacturing components are operational and meet industry standards. Job focus will be on Industrial HVAC, pneumatic control systems, industrial water treatment for both equipment and processes and preventive maintenance.

 

II. Essential Duties and Responsibilities:

 

Facilities Maintenance Technician is responsible for:

 

  • Industrial HVAC, Air Compressor, Chiller, and Cooling Tower systems maintenance
  • Troubleshoot issues using Building Management System.
  • Perform mechanical/electrical maintenance to meet safety, housekeeping, quality, cost and production requirements with minimal supervision.
  • Troubleshooting and calibration of facilities and manufacturing equipment
  • Equipment overhaul and preventative maintenance on manufacturing and facilities equipment
  • Install new equipment and make modifications to existing equipment.
  • Rebuild equipment components.
  • Perform standard maintenance tasks to maintain facilities and grounds.
  • Accept personal responsibility for condition of assigned equipment.
  • Prepare written and verbal reports/recommendations.
  • Assist other maintenance team members as required in support of plant goals
  • Ensure process water is within standards.

 

    1. Other requirements:
  • Demonstrated safety commitment.
  • 4 years of experience in the areas of Industrial HVAC, Chillers, Air Compressors, and Cooling Tower systems.
  • Minimum education:  HS Diploma or GED, preferred technical training of expertise needed.
  • EPA Refrigeration Certification
  • Millwork and/or machine work experience is desirable but not required.
  • Excellent leadership and organizational skills
  • Positive interpersonal skills.
  • Experience with electrical, hydraulic and pneumatic control systems.
  • Experience in mechanical maintenance which would include fluid power, gas train, and pneumatic air system.
  • Proficient in Process and Instrumentation diagrams, electrical schematics, mechanical layout and design.
  • Positive work history with an ability to manage multiple tasks.
  • Computer aptitude, to include proficiency in MS Office, to include Word, Excel, Access,

Powerpoint. 

  • SAP PM experience preferred
  • Roles may be defined and added or deleted over time

 

IV. Tool, Equipment and Material Requirements:

 

  • Responsible for safety equipment issued.
  • Utilize the correct tool for the job.
  • Responsible for taking care of the equipment necessary to perform assigned tasks.

 

V. Safety Requirements:

 

  • Wears all required PPE: hearing protection, safety glasses and safety shoes.
  • Perform all duties using safe work methods and required safety inspections.
  • Attend and participate in monthly Safety Meetings.  
  • Complies with all established safety rules and policies. 
  • Report unsafe conditions, all accidents and near misses immediately to Supervisor or Manager.
  • Performs BBS audits with the team and ensures team is effectively performing them.

 

VI. Schedule:

  • The factory is a continuous operation 24 x 7. Work primarily day shift, averaging 5 days per week. May work varying shifts depending on project. Emergency call-ins, and overtime will be required at times as well.

- Performs installations, preventive maintenance, and repairs on buildings, mechanical equipment and utility systems using one or more trade skills (e.g., electrical, mechanical, plumbing, carpentry) - Prepares and maintains records of completed maintenance repair work - Maintains current knowledge of all applicable procedures and safety measures
